Carinthia is a federal state of Austria, situated in the mountainous south of the country. The region is defined by its alpine terrain and is drained by the Drava river. It shares borders with the Austrian federal states of Salzburg, Tyrol, and Styria, as well as an international border with the Italian regions of Friuli Venezia Giulia and Veneto.
Property prices across Carinthia are slightly lower than the Austrian national average, though costs vary widely between municipalities. The largest concentrations of housing are in the cities of Klagenfurt am Wörthersee and Villach, where prices sit just below the regional average. In contrast, the most expensive homes are found in the lakeside resort towns of Krumpendorf am Wörthersee, Pörtschach am Wörther See, and Velden am Wörther See, where real estate costs far more than in the major cities. More affordable housing is located further inland in industrial and rural hubs such as Wolfsberg and Spittal an der Drau.
