What the new-build premium buys. A new home arrives with a builder's warranty, a current energy rating and nothing to do before you move in. Where it is sold off-plan you are also buying a delivery date rather than a set of keys, so the wait is part of the price. Those are the terms the top rung is charging for.

Why the discount is not free money. The renovation gap is an estimate of the work, made by the whole market at once. It is a good deal when your own quote comes in under it and a bad one when it does not. Where the gap on houses is the wider one, the reason is scope: roofs, heating and insulation on a detached property cost more than a kitchen and a bathroom in a block.
