How much rent should you charge for your property?

Which listings are comparable to your rental?
Use homes in the same micro-area and narrow by property type, approximate size, bedroom count, furnishing, condition, parking, outdoor space and availability date. A recently renovated furnished one-bedroom with utilities included is not a close comparable for an older unfurnished flat just because both have one bedroom.
Collect five to ten current ads, not every result in the city. Record the asking base rent, charges, included services, condition and date seen. Search pages for Spain and France can help keep a cross-border search geographically specific. A withdrawn, reduced or relisted advert is still not proof of an agreed rent. It only shows what the owner was asking on that date.
How should you compare rent and charges?
Compare the same columns for every property: base rent, charge advance or fixed charge, utilities included, furnishing and one-off costs. The exact costs a landlord can recover and the reconciliation method are legal questions, so confirm them locally before using the format in a contract.

Both homes show €1,200 a month, yet they cannot be compared until you know what the charge figure covers and whether the furnishing is genuinely equivalent. This is why a headline total should never be your only data point.

How should you adjust for condition and furnishing?
Adjust by changing the peer group first, not by adding an arbitrary percentage. Compare a furnished home with furnished homes and a renovated home with similarly maintained homes. Then note the differences that matter to a tenant: appliances that remain, usable storage, balcony, parking, accessibility or documented energy performance.
When no close match exists, widen the search one variable at a time. You might first expand the date range, then look at neighbouring streets or areas, and finally consider homes in a different condition. Write down each judgement. That record will tell you later whether the proposed rent came from evidence or from an assumption.

What local rules can override a market estimate?
The legal limit is separate from the market estimate and takes priority. Rules can depend on the municipality, a designated area, whether this is a new tenancy or renewal, furnished status, energy performance, main-residence status and previous rent. Check the rule before publishing a number or promising an increase.
France illustrates why a country-wide average is not enough. The official Service-Public rent-control guidance, checked on 2026-09-18, distinguishes rent-change restrictions from reference-rent rules in some municipalities. The reference still has to match the property address and signing date. Spain’s Housing Law 12/2023 likewise operates alongside tenancy and territorial measures.
Do not copy a neighbour’s increase, assume a sales valuation creates a rental right, or add a supplement because demand feels strong. Ask the local housing authority, tenant-landlord information service or qualified adviser to confirm the rule for the proposed lease.
What do enquiries and vacancy tell you?
Enquiries are evidence to review, not a verdict on the rent. Log the date the advert went live, genuine enquiries, repeated questions and whether viewers disengage after a particular point. First check availability, photos, charges and missing information. Then compare the all-in monthly cost with fresh like-for-like ads and recheck the legal ceiling.
A simple vacancy calculation shows how long a higher rent could take to recover missed income. Suppose, purely as an example, that both €1,000 and €1,050 are lawful base-rent options. If the higher figure caused one entirely empty month, the €1,000 missed rent would take 20 occupied months at an extra €50 a month to recover, or 21 calendar months including the empty month. That assumes rent is the only difference and either figure would otherwise be occupied. It does not predict vacancy or tell you what to charge.
If the listing is lawful and well supported, give it enough time to reach suitable readers rather than changing it after one quiet day. If evidence accumulates that similar homes offer more for the same total cost, correct the presentation or figure deliberately and record why.
How should you publish the figure clearly?
State the base rent, charges, included services, floor area, furnishing, availability date, required energy information and any lawful terms. A tenant should be able to work out the monthly cost without calling you. Do not use informal “ideal tenant” filters or questions about personal background as substitutes for lawful checks.
