Lower Austria is a federal state and historical region in the northeast of Austria. It is the largest province in the country by area, wrapping entirely around the national capital of Vienna. The region shares international borders with the Czech Republic to the north, Slovak Republic to the east, and borders several Austrian federal states including Upper Austria, Styria, and Burgenland.
Property in Lower Austria is generally cheap compared to the Austrian average. The housing stock is highly decentralised, with no single city dominating the market. Wiener Neustadt and the regional capital of St. Pölten hold the largest individual shares of the housing stock, both offering homes at prices well below the regional average. By contrast, the most expensive properties are concentrated in Klosterneuburg, where homes cost nearly double the regional average, followed by other premium locations near the Vienna boundary such as Baden and Mödling.
