§ 01 · A brief for PropTech Connect 2026

First pan-European
property search.

Built for the AI era.

A pan-European index. 12 countries. 12 languages. One AI-native search layer for cross-border buyers, available at seeki.eu and inside ChatGPT, with the Anthropic Claude app in review.

§02Problem

44.7 million people live in an EU country they are not a citizen of: one European in ten. They are the only group for whom cross-border property search is not a curiosity but a requirement.

Eurostat, 1 January 2025.

  1. 01

    Moving somewhere new.

Relocating to live, work or study in another country. The search starts before you speak the language, know the portals, or understand what's normal to pay.

  2. 02

    Buying somewhere else.

A summer home on the coast, a rental flat in a capital city. Comparing opportunities across borders with no shared portal, currency or reference price.

  3. 03

    Living on the border.

Bratislava and Kittsee. The Italian–Swiss border. Spain and France. Belgium and the Netherlands. The best option is often minutes away, in a market your local portal never shows you.

§03The claim

Idealista is Spain-plus-acquisitions. Rightmove is UK. Immoscout is Germany. None has a unified cross-border product: stitching acquired national codebases doesn't give you unified search. Seeki was built pan-European from day one.

§05Product ecosystem

One core platform. Many value streams.

Aggregating listings was the means, not the end. What accumulates is normalised, comparable residential data across twelve countries, and every product below both draws on it and deepens it.

§06Structural moats

Three structural advantages, not features.

Properties of the product architecture. Each compounds while the others hold.

→ 01 · AI-native stack

AI runs the ingest pipeline, not just the search box.

Models normalise listings across languages, extract structured data from free-text, rewrite content, and power image-to-listing onboarding for agents.

Operational, not demoware
→ 02 · Pan-European by architecture

Cross-border from day one. Not stitched from acquisitions.

One location graph across 12 countries. Matching that would require incumbents to re-platform their national codebases: structural work, not a quarterly roadmap choice.

Same search · 12 languages · one index
→ 03 · The underserved user

Expats, relocators, international investors, digital nomads.

44.7 million people live in an EU country they are not a citizen of: one European in ten. National portals were built for local buyers. We weren't.

Own the layer Immoscout can't serve
§07Why now

A pan-European portal was economically impossible before AI. Now it's a tractable bet for a focused team.

  1. 01

    More foreigners than ever.

44.7 million people live in an EU country they are not citizens of, and the war in Ukraine added 4.4 million more, concentrated in Czechia, Poland and Slovakia, at up to 3.6 times the EU average. The audience grew sharply while the incumbents stood still.

  2. 02

    AI made the build possible.

A pan-European portal used to require national teams, local taxonomies and years of work. We built twelve markets with three people in months. The cost of entering this category collapsed, and we were early to notice.

  3. 03

    Legacy became a liability.

Incumbents now have to retrofit AI onto twenty years of national codebases, with live revenue at risk on every migration. We started with it. Every month they spend re-platforming is a month we spend shipping.

Agencies import their feed, manage listings, and track performance. Two tiers: 99 EUR/month agency-wide or 29 EUR9 EUR per individual listing.

§09bJoin in

Join 2.5M+ listings. Or start your search.

Whether you're finding a home across borders or listing one, Seeki is built for both.

Agency partners: we'll send you the partner brief within 24 hours. Investors: Foxy will reach out directly.

§10Objections, answered

The five questions every PropTech VC asks in the first fifteen minutes.

Pre-empted here so we can spend our 15 minutes on the ones actually worth discussing.

Q / 01

What stops Idealista from copying this?

Copying the surface is easy. Copying the architecture, unifying acquired national codebases, consolidating location graphs, rewriting search for cross-border, is board-level structural work, not a quarterly feature add. We compound the architectural lead with every month we ship.

Q / 02

How is the listing index sourced?

Listings display with full attribution and traffic redirects to the source. Long-term supply is direct agency-paid listings: the initial index solves the cold-start problem while the paid side ramps. Happy to walk through the details in person.

Q / 03

Why will agencies pay when they're already on national portals?

They won't switch, they'll add. Pan-European distribution is additive, not substitutive: same listing, new audience, the cross-border 10% they currently miss entirely. Two entry points: 99 EUR/month agency-wide or 29 EUR9 EUR per individual listing, both below the decision-threshold for a regional manager.

Q / 04

How big can this actually get?

10% of each of 12 markets = a nine-figure revenue business. Ceiling: the first pan-European property marketplace.

Q / 05

What about Properstar and Kyero?

They're wider than us, and they're directories built for people buying a holiday home abroad: Properstar spans 3M listings across 60+ countries; Kyero has sold Spain to British buyers since 2003, now part of Idealista. We serve the person relocating inside the single market, searching in their own words, at a flat price, inside the assistants they already use. We're not claiming to be first or the widest: the claim is the user, the price, and the assistant channel.

§11Franchises / networks

Running a franchise? Your listings are already on Seeki , with full attribution, AI-transformed content, and traffic redirected to your site. We'd like to formalise the relationship.
