Sarthe is a French department located in the north-west of the country, sitting within the Pays de la Loire region. It shares borders with several other departments, including Orne, Eure-et-Loir, Loir-et-Cher, Indre-et-Loire, Maine-et-Loire, and Mayenne.
The local housing market is cheap compared to the French average. Most of the housing in the department is concentrated in Le Mans, which holds far more of the market than anywhere else. Other towns like La Flèche, Changé, and Sablé-sur-Sarthe hold only tiny shares of the remaining homes. Prices vary significantly between these locations. Changé is the most expensive town in the department by a wide margin, while Mamers also commands prices well above the regional average. By contrast, Sablé-sur-Sarthe and Le Grez are much more affordable options for buyers.
