Kitzbühel District is an administrative district of Austria, situated in the eastern part of the Tyrol region. It shares borders with Kufstein District, Schwaz District, and Zell am See District, as well as the Traunstein District of Germany to the north. The terrain is defined by the Alps, which shape the geography and settlement patterns across its entire area.
Property in Kitzbühel District is exceptionally expensive, with average prices more than three times the national average for Austria. The housing stock is concentrated in a few key towns, led by Kitzbühel itself, which holds the largest portion of the local market and commands prices well above the regional average. St. Johann in Tirol and Kirchberg in Tirol also contain significant shares of the district's homes. The most exclusive properties are found in Reith bei Kitzbühel and Going am Wilden Kaiser, where prices are nearly double the regional average. In contrast, Kirchdorf in Tirol and Fieberbrunn offer much more affordable alternatives, with prices falling far below the district average.
