Ibiza is a Spanish island in the Mediterranean Sea, forming part of the Balearic Islands. The terrain rises to its highest point at Sa Talaiassa, and the entire territory is served by Ibiza Airport. Administratively, the island is classed as one of the counties of the Balearic Islands.
Property on the island is exceptionally expensive, with average sale prices sitting at over four times the national average for Spain. The housing stock is concentrated across a few main municipalities, led by the town of Ibiza, which holds the largest share of homes but remains cheaper than the island average. In contrast, Santa Eulària des Riu and Sant Josep de sa Talaia are the premium locations, where buyers face much higher prices for a similar share of the market. Sant Antoni de Portmany offers a more affordable alternative with a smaller portion of the housing, while the rural municipality of Sant Joan de Labritja holds only a tiny fraction of the island's properties.
