Magdeburg is a major city in eastern Germany, situated along the Elbe and Alte Elbe rivers. It serves as the capital of the Saxony-Anhalt region, occupying a flat terrain at an elevation of 64 metres. The city is an important educational hub, home to the University of Magdeburg and the Magdeburg-Stendal University of Applied Sciences, and is served by the Magdeburg-Cochstedt Airport.

The local housing stock is distributed across several distinct districts, with Sudenburg holding the largest share of homes and commanding the highest prices in the city. Other major residential areas include Neu Olvenstedt and Neue Neustadt, which both hold a significant portion of the housing market at prices close to the city average. By contrast, the historic town core of Magdeburg and the neighbouring Stadtfeld Ost contain smaller shares of the housing stock and are considerably cheaper than Sudenburg.
