It sits in the lowlands surrounding the state capital of Potsdam and shares a direct border with the national capital of Berlin, as well as with the Havelland District, Teltow-Fläming District, and Brandenburg an der Havel.

The local housing stock is distributed across several small towns, with Teltow and Werder (Havel) holding the largest shares. Prices vary significantly depending on proximity to the capital. Kleinmachnow, which sits directly on the Berlin border, is by far the most expensive place to buy a home, with prices doubling the regional average. In contrast, more rural municipalities located further inland, such as Groß Kreutz (Havel) and Borkheide, offer much cheaper housing options.
