Bavaria is a federated state of Germany, situated in the south of the country where the terrain rises to its highest point at the Zugspitze. It shares international borders with Austria and the Czech Republic, alongside domestic borders with neighbouring German states including Baden-Württemberg, Hesse, Saxony, and Thuringia. The region is home to major higher education institutions, including the Catholic University of Eichstätt-Ingolstadt and the University of Erlangen-Nuremberg.
As a whole, Bavaria is a dear part of Germany, with property prices sitting well above the national average. Munich holds far more of the housing stock than any other city in the region, and its homes are highly priced. For even more expensive properties, Starnberg stands out with prices that are several times the regional average, followed by Dachau which also commands a premium. By contrast, Nuremberg holds the second-largest share of housing in the state but remains much more affordable, with prices sitting below the regional average alongside nearby Fürth and Erlangen.
